Methodology & disclosures
How the public analytics are produced and what they do not claim.
Data sources
Analytics are derived from third-party sources including URA, HDB, data.gov.sg and OneMap. Each source remains subject to its own licence, attribution and commercial-use terms.
Aggregation and disclosure control
- Public analytics are aggregate only — no individual transaction rows, unit numbers, exact prices or exact dates are exposed.
- Project cells require a minimum of five trailing-12-month transactions; monthly cells below five transactions are suppressed.
- Project recency is reported at month level.
Comparability adjustments
Where a project’s reported areas are on a different basis, a GFA harmonisation adjustment produces a harmonised-equivalent PSF so projects can be compared on a consistent footing; the basis is labelled on each figure.
Growth metrics
Momentum is shown two ways: trailing-twelve-month median PSF versus the prior TTM, and a rolling three-month median versus the same period a year earlier. Each requires a minimum sample and carries a confidence label.
Context, not causation
Contextual layers (amenities, competing supply, housing pipeline) describe the neighbourhood around a project. They are descriptive context and are not evidence that any factor causes price movement.
Not financial advice
All figures are aggregate, scenario-based estimates for information only and are not financial, investment, legal or tax advice. See our terms and privacy policy.
